PROJECT: West Hampsted - Garden Flat Refurbishment

ChildThis project was a major refurbishment.  The block, both flats were retrofitted with new double glazed hard wood casements. The difference to heat loss and sound installation was dramatic.

The garden flat refurbishment started with removal of all the cabling, water and gas pipework. An internal structural wall was removed, and a steel box frame installed to create an open plan living and dining space.  New water and electricity supplies were installed, requiring coordination with the service supplies and external groundwork.  First fix electrics, data, gas, water and heating was then undertaken.

With care it was possible to to restore the intricate Edwardian ceilings and fixtures. Electric underfloor heating was installed in three areas which were then tiled with Italian porcelain floor tiles to give a contemporary feel.

 It was possible to renovate the original tongue and grove flooring in two of the rooms and this enhances the period features which the client was keen to restore where ever possible.

A new ensuite wet room was added as to one bedroom as a result of additional space being created with the layout reconfiguration.
